Define what your home needs to do
List your workplace or study address, total budget and moving date. Choose essential requirements: a separate workspace, a lift, permission for a pet, parking or a particular school. Keep preferences separate so that attractive finishes do not distract from your needs.
District names are a starting point. The building entrance, walking route, window direction and apartment matter too. Choose a workable search area first, then assess homes within it.

For every address, check the walking route, your expected journey and building conditions. These reference points do not establish prices, air quality or safety.
Test the whole journey
Plan door to door, including crossings, waiting, transfers and the final walk. Check the actual station entrance. If you drive, inspect the courtyard exit and clarify parking at both ends.
Check the journey at your normal travel time and examine the return trip too. For a household, compare everyone's routes. If you work remotely, map shops, exercise and regular appointments instead. Use the official metro map and timetable to help plan.
Compare the full cost
For renting, separate monthly spending from move-in funds. Ask about utilities, internet, essential parking and transport as well as rent. Clarify the deposit and agency fee separately. View the building as well as the rooms
Inspect the entrance, lift and courtyard. Ask how guest access, deliveries, parking and maintenance requests work. Establish who handles day-to-day problems. Apartment finishes say little about shared areas.
Check whether the layout fits your furniture and daily habits. Test mobile reception and ask which internet providers can serve the exact address. An existing Wi-Fi connection is useful to see, but ask about connection terms before relying on it for work. Clarify which furniture and appliances will remain when you move in.
Listen, open the windows and look outside
Spend a few quiet minutes with the windows open and closed. Listen for road traffic, courtyard activity, equipment and work nearby. If quiet evenings are essential, arrange another viewing at that time. A daytime appointment shows only one part of the property's environment.
Check window direction, neighbouring buildings, ventilation and light where you will work or sleep. Record observations. Photographs or a district name cannot establish structural condition; technical concerns need professional assessment.
Make a remote viewing useful
Ask for a continuous video tour from the building entrance through the apartment, including the lift, windows, bathroom and courtyard. Send questions in advance so the tour covers your priorities. Confirm the exact address, availability date and inventory rather than relying on photographs alone.
Agree who will check ownership documents and what must be settled before payment. A video tour helps with selection; it does not verify the recipient's authority to take money. Keep the shortlist small and comparable
For each finalist, record travel time, total cost, essential requirements, building condition, noise and unanswered questions. Separate observations from assumptions. “Visited in the evening; road noise was barely audible with closed windows” is more useful than “nice area”.
Do not let several attractive extras outweigh a requirement you cannot change. If a home misses your budget, dates or essential needs, clarify whether terms can change or remove it from the list. Compare the remaining options by the compromises you would actually live with.

What is the best area for an English-speaking newcomer?
There is no single best choice. Start with your routine, budget and support needs, then inspect homes in two or three workable areas. Ask for important property and service terms in a language you understand.
Is being near the metro enough?
Check the walk to the station entrance and the destination end of the journey. Transfers, crossings and your travel times may matter as much as the distance shown on a map.
Should I pay more to live closer to work?
Compare the full monthly difference with transport savings and the time you would gain. The right trade-off depends on how often you commute and whether the extra cost fits your budget comfortably.
